Active commercial space management for Erlangen city centre

Erlangen City Management is actively combating vacancy

Since March 2009, the business unit “Active Commercial Area Management” has existed at City Management Erlangen to support owners of shops in the city centre in Re-letting of vacant spaces to actively support.  


Based on the regular recording of commercial vacancies on the ground floor, the respective Vacancy rate for brick-and-mortar retail determined.


The city management collects data based on the number of retail units currently available for rent in relation to the total number of ground-floor locations in the city centre.

Continuous expansion

To Networking Since 2009, the Active Commercial Area Management has included both the active contact with property owners and potential tenants, as well as ongoing research current object data and features, the comparison of existing requirement profiles of prospective tenants with current offers as well as those Processing of newly received rental requests.


In dialogue with the respective landlords and real estate agents, the City Management researched property-relevant data on a total of around 2020 shops by October 280, established contacts between potential new users and landlords or the relevant specialist departments, and actively supports the re-letting of vacant retail space in Erlangen city center.

German city centers in comparison

With regard to the commercial vacancy situation, which generally affects almost all inner cities, the Economic Development Agency of the City of Erlangen and the City Management conducted a nationwide city comparison, most recently in 2018. The evaluation of this cross-border expert exchange and dialogue with the responsible authorities in 13 structurally comparable German medium-sized cities recently resulted in fourth place for Erlangen's inner city.

Art and culture in the shop window

The city management also supports the temporary use of long-term vacant commercial space by artists and cultural workers. Various owners were persuaded to temporarily use their unleased retail space. Vacant spaces were repeatedly made available for events such as the International Comic Salon, the Arena Festival of Young Arts, the 3 Cities Festival, and various art exhibitions.
